Single Storey Rear Extension & Loft Conversion
- Planning authority
- Bexley Council
- Year
- 2021
- Budget
- £130,000
For our clients at 11 Austen Road, we undertook designs replacing an old conservatory with a single-story rear extension incorporating an open plan Kitchen/Diner and Utility. We also completed designs for a loft conversion and rear dormer forming a new Bedroom and Ensuite at the second-floor level
What was included
- Measured CAD survey
- Concept designs in Revit
- Planning permission application
- Structural Detailing
- Construction drawings including Drainage, Mechanical, and Electrical Drawings
- Building Control Application
- Specification
- Budget Costing
- For our clients at 11 Austen Road, Erith we undertook a complete Architectural Design Services comprising of the following Project Brief:
- Demolish existing conservatory to the rear of property making room for new single-story extension.
- Build a new single-story extension to the rear.
- Suggest going into the rear garden with extension 4m from existing main house rear wall and going full width of the house plus connecting to the existing garage.
- Demolish existing kitchen external rear wall to form large, luxurious open plan Kitchen/Diner continuing into the new extension.
- This will provide a fantastic large open plan rectangular space for the Kitchen/Diner perfect for incorporating an island unit/breakfast bar and dining table, even a soft seating chill-out area as well.
- Add Bi-folding doors to rear elevation maximizing natural light in Kitchen/Diner bringing the outside in. I would also like to design a further option with a window over the sink just to make sure we have considered everything. This will also provide a nice outlook over the garden.
- Suggest raising new patio area creating flush floor finish through bi-folds into Kitchen/Diner. In summer with bi-folds open, this creates a seamless transition between outside and inside effectively making the Kitchen/Diner feel even larger. Particularly if the new raised external patio area is fitted with an identical tiled floor finish to Kitchen/Diner.
- Form a new step from the proposed raised Patio Area to the Garden.
- Form a new ground floor Utility Room into an existing garage with a connecting door to the new Kitchen/Diner and build a new extended garage towards the front of the existing property.
- Extension roof options:
- New flat roof – Can incorporate large over-hanging roof incorporating LED lights such as image 10 attached. Creates a nice modern contrast to a traditional property also easy to incorporate glass skylights maximizing natural light in this area.
- New pitched roof – More in keeping with traditional house designs and tend to cost more than flat roofs, again can introduce remote controlled roof windows maximizing natural light into this area. The ceiling can be vaulted to give a more spacious feel. This is the most popular form of extension roof construction and is pretty much maintenance-free, again you can have a large overhanging section of roof with LED. See images 3, 4, and 5.
- A loft conversion was also discussed.
- This would create an additional Master Bedroom and En-suite at the second-floor level.
- Add a box dormer/s to the rear roof pitch which maximizes the available full head height floor space. These box dormers are much better than they used to be and can be finished in various colors of wall tiles, horizontal modern wood effect planks, or colored ‘K’ render. All these solutions are pretty much maintenance-free and never need to be painted again. We can even install double French doors, with full height side glass panels and Juliet balconies providing more natural light and ventilation to this room and providing an amazing outlook over your garden. Have a look at images 35 to 43 to get an idea of the different finishes available.
- Install 2 Velux roof windows on the front roof pitch bringing in more natural light to this front part of the loft.
- Ideally, the staircase to the new loft rooms would go above the existing staircase and your dedicated designer will offer the best option.
- Normally we would install a Velux roof window above the loft staircase bringing in natural light and ventilation to this area which can become quite dark due to it being located centrally in your property.
- With a well-designed and properly planned out loft/garage conversion and single story extension your property would increase in value considerably with you now having a new Master Bedroom with En-suite, also an open plan Kitchen/Diner with a separate Utility Room and new Garage which are all currently in high demand in the property market.
- The approximate construction budget is always driven by the final design, so it is tricky to guestimate this at this very early stage. As a general rule, the current construction market dictates that the price per m2 of any new space created is between £1500-£2900+VAT dependent on the builder chosen, time of year, and the quality of finish.

Double Storey Extension & Open Plan Kitchen/Diner
- Planning authority
- Bexley Council
- Year
- 2021
- Budget
- £90,000
For our clients at 23 Willow Close we created a new double storey side extension forming a new open plan Kitchen/Diner along with Utility/Boot Room. At first floor level the Bedrooms were extended along with addition of Ensuites. All design options were of a modern look and feel with the end result having a flat roof/soffit detail that wraps around the side of the house from the front giving continuity and linking the front elevation design with the side and rear

- For our clients at 23 Willow Close, Bexley we undertook a complete Architectural Design and Project Management service comprising of the following Project Brief:
- Build new double storey extension to L/H side.
- Suggest going into side garden with extension 4m from existing main house side wall and going full length of house.
- Demolish existing external rear walls to lounge/kitchen on the ground floor and bedrooms/bathroom on the first floor.
- Form an extended Kitchen/Diner from the existing kitchen into the new extension.
- This will provide a fantastic large open plan rectangular space for your Kitchen/Diner perfect for incorporating an island unit/breakfast bar and dining table. Perhaps even a soft seating chill out area as well.
- Suggest taking out existing fireplace and chimney in Lounge.
- Close off existing door to lounge from the hallway and form a new downstairs w.c. with an entrance door from the hallway and create a new doorway from the hall to the new kitchen/diner.
- Provide windows to side extension.
- Form new ground floor Utility Room/Boot Room behind the extended section of the kitchen/diner with an external door to side and another door opening into kitchen/diner. This will provide an alternative entry to your house rather than having to go through your nice new Kitchen every time. The Utility Room in effect doubles up as a Boot Room where you can come into the house with muddy shoes, dog etc and hide it all away from the main Kitchen/Diner which can be kept nice and clean. As a Utility Room it doubles up as an overspill from the Kitchen where you can have your washing machine, tumble dryer, back up fridge freezer etc. maybe even a sink to wash the muddy shoes. Utility Rooms are great when you have guests and family around as you can pile up some of the dishes in there for washing up later. Some of our clients have even put a second dishwasher in here which can be quite handy.
- Space behind the utility room will be an extended lounge into the new extension.
- Provide windows to side extension.
- Add “5” section bifold doors to existing lounge rear elevation maximising natural light bringing the outside in.
- Raise Patio Area creating flush floor finish through Bifolds into lounge. In summer with Bifolds open this creates a seamless transition between outside and inside effectively making the lounge feel even larger.
- Form new step from proposed raised Patio Area to Garden.
- Extension roof options:
- New flat roof – Can incorporate large over-hanging roof such as image 10 attached. Can also incorporate LED lights. Creates a nice modern contrast to a traditional property. Also easy to incorporate glass skylights maximising natural light in this area. System flat roofs can create an even more modern roof finish. They are high performing, come with good guarantees, must be installed by approved installers but are more expensive. They create a seamless, slick, smooth modern finish. See image 8 and 10.
- New pitched roof – More in keeping with traditional house designs and tend to cost more than flat roofs. Again can introduce remote controlled roof windows maximising natural light into this area. This is the most popular form of extension roof construction and are pretty much maintenance free. Again you can have a large overhanging section of roof with LED’s. See images 3, 4, and 5.
- With the double storey extension design I suggest we add a Velux roof window in the loft with a light tunnel above the landing location (see images 44 to 51). This will bring in natural light and ventilation above the existing staircase which will become quite dark due to its now more central location in your property.
- I see the LH rear bedroom becoming longer with an ensuite into the new side extension, form a corridor from the landing into a new R/H front bedroom of the new side extension and adjust walls to the extended bathroom to accommodate the corridor.
- With a well designed and properly planned out double storey side extension your property would increase in value considerably with you now having an extra bedroom and the master bedroom with an ensuite. An extended lounge plus downstairs w.c. Also an open plan Kitchen/Diner with separate utility/boot room which is currently in high demand in the property market.
- Approximate construction budget £80,000 - £100,000 (Excluding Kitchen/Bathroom Ancillaries)

A brilliant loft conversion integrating floor to ceiling height windows and internal conversion to create a luxurious open plan Kitchen, office space and bedrooms with French doors. We designed a fantastic large open plan Kitchen with French doors connecting to the Garden, allowing for maximum daylight into the interior. A new stud wall will provide extra space for an office. Designs were also completed for the Bedrooms facing onto the garden which incorporated Juliet balconies to allow the new inward opening French doors to be completely opened in the summer, allowing out clients a pleasant outlook over the garden. Along with this Bluelime also designed a loft conversion, integrating floor to ceiling height windows and an option for a Velux Cabrio Balcony

Single Storey Rear Extension
For our clients at 286 Maidstone Road, we designed a beautiful single-story extension, and an internal conversion, changing the landscape of the ground floor. With large-scale modifications to the conservatory, kitchen, and dining room. With additional changes to the garden patio area surrounding the household The existing roof design required extensive planning done, due to the large volume of pitches and gables present on the glass conservatory roof. Whereas the new pitched roof extension stays true to the existing house design, with the vaulted ceiling giving a spacious feel to the interior of the building. The extension was complimented by roof lights on the ceiling as well as a new bespoke window giving both a view into the garden and allowing natural light to enter the home. The kitchen has been redesigned to incorporate the new specifications, with the new kitchen being in an “L” shape. The area previously used by a dining table has been changed to a permanent island feature, allowing for a communal space for the family. Connecting to the kitchen diner is a living room style feature, where guests can relax after a meal or enjoy the TV. To create a more comfortable and modern atmosphere the visible radiators were removed in favor of underfloor heating, allowing for a more consistent temperature throughout the room. To match the new aesthetic of the extension the surrounding patio area was repaved, and a series of steps going from the conservatory was created to construct a seamless transition from the garden to the property.

Modern And Sustainable New Build Home

For our clients at 39 Parkwood Road, we designed and built a new 3 bedroom modern home incorporating the latest sustainable innovations and technology available in the marketplace today. Driven by our client's desire to be completely self-sufficient with no energy bills, we included things like air source heat pumps, rainwater harvesting, and solar panels.
The project also incorporated a modern double-story glass feature at the rear allowing for the master bedroom to be naturally lit. Additionally, we approached the staircase in a similar contemporary design with an atrium above giving natural light access to flow through the double-height entrance hall.
39 Parkwood Road was an amazing project to be part of with fantastic clients who grabbed an opportunity to build a new home in their garden which they have themselves now moved into. We are proud to have not only designed an amazing self-sufficient energy efficient home but also to have built it in record time right through a challenging global pandemic in 2020.

A Stunning Single Storey Extension in Dartford, designed with Bi-Folding doors connecting the interior living space to the Garden. We decided with our clients that replacing their existing timber decking at the rear of the property would allow room for the single storey extension. Inside we proposed to demolish the existing kitchen wall to create a large open plan "L shaped" kitchen diner; there is also an island unit/breakfast bar incorporated into this space. This will have a large over hanging roof with LED lights along the top giving the space a sophisticated feel. The new raised patio and interior conversion will have identical tiled floor finish, allowing for a seamless transition from the interior to the exterior

- This will provide a fantastic large open plan “L” shaped space for your Kitchen/Diner perfect for incorporating an island unit/breakfast bar and dining table, including a soft seating chill out area as well.
- Add bi-folding doors to RH elevation maximising natural light with Bi-folding windows over wall to the front elevation.
- Raise Patio Area creating flush floor finish through Bi-folds into Kitchen/Diner. Single Storey Rear Extension & Open Plan Kitchen/Diner
- Planning authority

- Budget
- £70,000
At 44 Shaw Crescent, we designed a single-story extension to replace an old conservatory to the rear of the property. This created a new open plan Kitchen/Diner with an island unit and Utility Room. What was particularly tricky on this project was avoiding a flat roof design which our client did not want. The difficulty with the alternative pitch roof design was keeping the surface of the roof a minimum of 150mm below the window cills at the first-floor level which is required to stop water penetration into the rooms above the extension. This is a common issue for rear single-story extensions and there are various ways of keeping the roof low whilst creating a sloped tiled finish. some of those options have been demonstrated in the images below.

- Close off existing door to the kitchen, form new opening and install new double glass doors between Hallway and Kitchen. This will provide an amazing light and airy outlook all the way from the front entrance door to the back garden. This will create that critical first impression ‘wow’ factor when coming through the front entrance door and will make it feel less congested around this entrance area.
- Form new ground floor Utility Room/Boot Room in RH side with an external door to side alley and another door opening into Kitchen/Diner. Creates a nice modern contrast to a traditional property also easy to incorporate glass skylights maximising natural light in this area. - £300,000
For our clients at 8 Wood drive, we designed a beautiful double-story extension and extended the outdoor patio area, loft conversions, and a kitchen remodel. The entire property was essentially redesigned to which 2 ensuite bedrooms were added to an already large and stunning property. The property was extended at the back of the house, where the existing kitchen on the ground floor would be redesigned to accommodate the additional space created. The redesigned kitchen will utilize the extra space through a large luxurious open plan kitchen alongside the addition of a kitchen island unit to accommodate a large dining table. The kitchen/dining room is finished off with a set of folding glass doors allowing for a great view into the garden and allowing for natural light to flow through the ground floor freely.
The garden had some minor work done but most of the surrounding patio area was extended, and new steps were created to connect the patio to the property. 2 interior bathrooms were reworked to match the new aesthetic of the house, including the addition of a Juliette balcony to one of the bathrooms, which was fitted with integral blinds to maintain privacy.
To work on the loft conversion, the property's roof had to alter to a new pitched roof, which stayed true to the traditional house design that the house incorporates. The new loft space was connected to the house through an extension to the existing staircase on the first floor to maximize space whilst extending the first-floor hallway. The new roof design allows for the installation of roof windows, giving natural light access to more of the property. The actual loft conversion was done via the addition of a box dormer which maximizes the available full head-height floor space.

Single Storey Extension - 9 Highview Road, Sidcup
- Planning authority
- Bexley Council
- Year
- 2020
- Budget
- £82,260
For our clients at 9 Highview Road, Sidcup we undertook a complete Architectural Design Service comprising of the following Project Brief:
Demolish existing conservatory to LH rear of property making room for new single-story extension.
Build a new single-story extension to the rear.
Suggest going into the rear garden with extension up to the existing rear elevation from the LH rear reception room and going full width of that LH corner.
Demolish existing Kitchen/Utility/WC/Cupboard external rear walls and internal separating wall between kitchen and Utility room/Cupboard to form large, luxurious open plan Kitchen/Diner.
This will provide a fantastic large open plan rectangular space for your Kitchen/Diner perfect for incorporating an island unit/breakfast bar, even a soft seating chill-out area as well.
Add frameless sliding doors to rear elevation maximizing natural light in Kitchen/Diner bringing the outside in. I would also like to design a further option with a window over the sink just to make sure we have considered everything. This will also provide a nice outlook over the garden.
Raise Patio Area creating flush floor finish through doors into Kitchen/Diner. In summer with the doors open, this creates a seamless transition between outside and inside effectively making the Kitchen/Diner feel even larger. Particularly if the new raised external patio area is fitted with an identical tiled floor finish to Kitchen/Diner.
Form new radial steps from the proposed raised Patio Area to the Garden.
Recommend a new wet underfloor heating system to the Kitchen/Diner connected to a new boiler to be located in the Utility or Garage.
Install in Hallway/Kitchen/Diner a glass door that will provide amazing light and airy outlook all the way from the front entrance door to the back garden. This will create that critical first impression ‘wow’ factor when coming through the front entrance door.
Option of forming a larger opening between Rear RH reception room and Kitchen Diner and the possibility of installing new double glass doors. This will provide amazing light and airy outlook all the way from the rear RH Reception Room to the back garden.
Form new ground floor WC/Shower Room in LH side of the new Kitchen/Diner.
Form new ground floor Utility Room/Boot Room in LH side of the new Kitchen/Diner with an external door to a side alley and another door opening into Kitchen/Diner. This will provide an alternative entry to the house rather than having to go through the new Kitchen every time. The Utility Room in effect doubles up as a Boot Room where everyone can come into the house with muddy shoes, dog,s, etc and hide it all away from the main Kitchen/Diner which can be kept nice and clean. As a Utility Room, it doubles up as an overspill from the Kitchen where there can be a washing machine, tumbles dryer, backup fridge freezer, etc. maybe even a sink to wash the muddy shoes. Utility Rooms are great when you have guests and family around as you can pile up some of the dishes in there for washing up later. Some of our clients have even put a second dishwasher in here which can be quite handy.
Extension roof options:
New flat roof – Can incorporate large over-hanging roof such as image 10 attached. Can also incorporate LED lights. Creates a nice modern contrast to the traditional property, also easy to incorporate glass skylights maximizing natural light in this area. System flat roofs can create an even more modern roof finish. They are high performing, come with good guarantees, must be installed by approved installers but are more expensive. They create a seamless, slick, smooth modern finish. See images 8 and 10.
New pitched roof – More in keeping with traditional house designs and tend to cost more than flat roofs, again can introduce remote controlled roof windows maximizing natural light into this area. A vaulted ceiling can also be added to make it a lighter/spacier feel. This is the most popular form of extension roof construction and is pretty much maintenance-free, again you can have a large overhanging section of roof with LED. See images 3, 4, and 5.
Remove chimney breast and sink in first floor rear RH bedroom.
Remove sink in second floor rear RH bedroom with an option of removing the internal dividing wall to the Master Bathroom and forming a stud wall into this bedroom offering the opportunity of a larger Master Bathroom or just offer a redesign on the existing Master bathroom depending on customers budget.
Close off the door to the landing from the sixth bedroom and convert this room into an En-suite to the Master Bedroom using the existing connecting door.
Offer a couple of designs on a new porch incorporating a tiled pitched roof to compliment the roof over the garage.
With a well-designed and properly planned out single-story extension and internal conversion work the property would increase in value considerably with you now having five generous sized Bedrooms, a Master with Ensuite and potentially a larger Master Bathroom, also an open plan Kitchen/Diner with a separate Utility Room and ground floor WC/Shower which is all currently in high demand in the property market.

The new extension allowed for another bedroom, an expansive new kitchen area, a utility room, and a snug room. Blueline designed the entire project from start to finish, acquiring relevant permissions and approvals whilst also competitively tendering the project with Bluelime recommended builders. The build also included a bespoke curved glass corner which was manufactured to the specifications of the house, creating a beautiful unique view from the entrance straight into the garden.

For our clients at 14 Salisbury Road, Bexley we undertook a complete Architectural Design Service comprising of the following Project Brief:
Build new single storey extension to LH side of existing snug.
Suggest going into side garden with extension up to LH side wall of dining room from existing snug outside wall and going full depth of snug.
Demolish existing snug external side wall to form a large Dining Room.
This will provide a nice rectangular space for the Dining Room.
Add doors to rear elevation maximising natural light in Dining Room bringing the outside in
Close off existing window to the original dining room and form a ground floor WC with storage.
Remove the existing internal dividing wall between the lounge and dining room and form a new dividing wall further back to enlarge the existing Lounge with the option of pocket doors.
New pitched roof – In keeping with existing house design, can introduce remote controlled roof windows or fixed glass panels maximising natural light into this area. The ceiling can be vaulted to give a more spacious feel. This is the most popular form of extension roof construction and is pretty much maintenance free, it can have a large overhanging section of roof with LED’s.
Loft conversion to create new Master Bedroom with Ensuite and Dressing Room at 2nd floor level. With glass French doors and Juliet balcony within a large modern box dormer this will create an amazing outlook over the garden.
A box dormer to the rear roof pitch which maximises the available full head height floor space. These box dormers are much better than they used to be and can be finished in various colours of wall tiles, horizontal modern wood effect planks or coloured ‘K’ render. All these solutions are pretty much maintenance free and never need to be painted again. We can even install double French doors, with full height side glass panels and Juliet balconies providing more natural light and ventilation to this room and providing an amazing outlook over the garden.
Install 2 Velux roof windows on front roof pitch bringing in more natural light to this front part of the loft.
Ideally the staircase to the new loft rooms would go above the existing staircase and your dedicated designer will offer all available options.
Ideally, we would install a Velux roof window above the loft staircase bringing in natural light and ventilation to this area which can become quite dark due to it being located centrally on the property.
With a well-designed and properly planned out loft conversion and single storey extension the property would increase in value with there now being a Master Bedroom with En-suite, new ground floor WC, also a usable Dining Room which are all currently in high demand in the property market.Approximate construction budget £70,000 - £75,000 (Excluding Bathroom)

For our clients at 19 Cleve road our Lead Designer Aga created a modern and stylish single storey extension with a large overhanging eaves detail that continued either side of large format sliding glass doors into structural side panels. The open plan Kitchen/Diner wrapped around a large Living Room connecting with a Utility Room and ground floor Bathroom complete with sliding pocket doors to save space. We were really happy with how this project turned out taking into account a relatively confined site on a mid terrace house. Our Brief Was
Demolish existing conservatory and outbuilding to rear of property making room for single storey extension.
Build new single storey extension to rear.
Suggest going into rear garden with extension 4m from existing main house rear wall (not conservatory wall) and going full width of house.
Demolish existing dining room external rear wall to form large, luxurious open plan Kitchen/Diner.

Re-locate existing shed to the rear of property making room for new single-story extension.
Build a new single-story extension to the rear.
Suggest going into the rear garden with extension up to the permitted boundary from the existing main house rear wall and going full width of the lounge.

Give design options on an enclosed extended porch to the front offering more security.
Give design option on a new window to the front elevation of the Master Bedroom En-suite.
Extension roof options:
New flat roof – Can incorporate large over-hanging roof incorporating LED lights. Creates a nice modern contrast to a traditional property also easy to incorporate glass skylights maximizing natural light in this area. System flat roofs can create an even more modern roof finish, they are high performing, come with good guarantees, must be installed by approved installers but are more expensive. The ceiling can be vaulted to give a more spacious feel. This is the most popular form of extension roof construction and is pretty much maintenance-free, again you can have a large overhanging section of roof with LED.
New Infill Roofs – These can be pitched glass, flat glass, or tiled with Velux roof windows. All configurations work really well when filling inside alleys to rear annexes on terrace properties. A pitched roof (glass or tiled) will give the impression of more space. A flat roof with a glass slot gives a real modern feel to the whole area and can look amazing. A tiled roof infill with Velux roof windows also works well. Just remember that whilst the pitched and flat glass roofs are self-cleaning in reality, they still do need a clean occasionally which is much easier on the full rotating Velux roof windows used on the tiled roof. For all these side infill options often parapet walls are necessary due to the close proximity with boundary wall/fence. This means the drainage needs to be carefully designed with no overhanging gutters into your neighbor's property. This option often requires a party wall survey as the footings will need to go under and beyond the hypothetical boundary line, alternatively, the wall can be set in from the boundary so there is a gap occasionally negating the need for a party wall survey. For all these options you must consider privacy. Often on mid-terrace properties, your neighbor has a bedroom window looking directly down through the glass roof into the new infill side extension. Fitting blinds can help with privacy.
With a well-designed and properly planned out single story extension a property would increase in value considerably with there now being an extra Reception/Games Room including an extended Dining area.

The existing house will be demolished and replaced by the grand yet elegantly designed proposal which will sit on the same footprint. With a total floor area of 356m2 over two floors, the four bedroom home provides a generous living space for the family. A grand entrance hall with double height stairwell and a bespoke fireplace, creates a warm welcoming feeling upon entering the house. The full height windows maximise natural light and external views throughout the house. The sliding doors in the kitchen help divide the space yet allow continuous flow through to the large living area when fully opened. For our clients at 21 Rafford Way we really went to town. There wasn't one single part of this semi detached property in Bromley that wasn't effected by the proposed designs. Our clients wanted a complete make over with interior designs, internal remodel, double storey side extension, singe storey rear extension and loft conversion with modern dormer, sliding doors and juliet balcony. The single storey rear extension included a lovely pergola over the new flush patio area which then lead in through large format sliding doors to the new open plan Kitchen/Diner with island unit. We designed the roof lights in a way so they extended up over the apex of the roof structure creating an atrium style effect with clear views to the sky above. This in turn allowed us to create a Laundry Room, downstairs WC, and separate Utility Room getting all that clutter away from the nice new Kitchen area. The double storey side extension created a larger Bedroom at the rear of the property, a new Ensuite and larger more luxurious Master Bathroom all in all providing much needed additional space at first floor level. A unique and well designed loft conversion at the next level up provided a further Living/Entertainment area. With the added box dormer, sliding doors and balcony this created an amazing outlook over the garden area. A truly unique space for our clients to enjoy with friends and family

- For our clients at 21 Rafford Way, Bromley we undertook a complete Architectural Design Services comprising of the following Project Brief:
- Demolish existing attached outbuilding including chimney stack and conservatory to rear of property. Demolish double storey side extension to the LH side of property making room for new double storey LH side extension, plus single storey rear extension.
- Rear Extension and Landscaping Work:
- Build new single storey extension to rear.
- Suggest going into rear garden with extension 6m from existing main house rear wall (not conservatory wall) and going full width of house plus width of new side extension allowing for single side access within the permitted boundary.
- Demolish existing dining room/kitchen external rear walls, plus existing kitchen external side wall to form large, luxurious open plan Kitchen continuing into new side extension.
- This will provide a fantastic large open plan rectangular space for your Kitchen perfect for incorporating an island unit/breakfast bar and dining table.
- Add bi-folding or frameless sliding doors to rear elevation maximising natural light in Kitchen bringing the outside in. I would also like to design a further option with a window over the sink just to make sure we have considered everything. This will also provide a nice outlook over the garden.
- Dig out rear garden and allow for a new patio from the extension with steps leading to a second level which will be reduced in height to the floor level of the rear gate.
- Raise new patio area creating flush floor finish through doors into Kitchen. In summer with the doors open this creates a seamless transition between outside and inside effectively making the Kitchen feel even larger. Particularly if new raised external patio area is fitted with identical tiled floor finish to Kitchen/Diner.
- Replace Hallway/Kitchen door with a glass door which will provide an amazing light and airy outlook all the way from the front entrance door to the back garden. This will create that critical first impression ‘wow’ factor when coming through the front entrance door.
- Provide windows to side extension.
- Form new ground floor Family Room in current Dining Room position by extending the existing internal dividing wall to the new rear elevation.
- Take out existing fireplace in Family Room and Lounge allowing for new feature fireplaces.
- Recommend new wet under floor heating system to Kitchen and Family Room connected to new boiler to be located in Utility.
- Form new ground floor Utility Room/Boot Room in LH side of the Kitchen with an external door to side alley and another door opening into Kitchen/Diner.
- Form a Study Room to the front of the LH side extension.
- Remove the existing downstairs shower and reconfigure a design allowing for a ground floor WC. with separate coat cupboard.
- Redesign the stairs to give access to the new landing area.
- Front drive/steps to be taken to road level.
- Extension roof:
- New flat roof, (customers preferred choice) – Can incorporate large over-hanging roof such as image 10 attached. Can also incorporate LED lights. Creates a nice modern contrast to a traditional property, also easy to incorporate glass skylights maximising natural light in this area. System flat roofs can create an even more modern roof finish. They are high performing, come with good guarantees, must be installed by approved installers but are more expensive. They create a seamless, slick, smooth modern finish. See image 8 and 10.
- Side Extension and First Floor Configuration:
- Provide access to the LH first floor extension via the new reconfigured landing.
- Remove the bay to the front LH bedroom and replace with a flat four section window.
- Front RH bedroom to become the Master Bedroom with a new Walk-In Wardrobe/En-suite to the LH side created by removing the internal dividing wall to the existing LH bedroom and utilising the side extension.
- Existing rear RH bedroom to remain the same.
- Create a further two bedrooms and Master Bathroom to the rear and balance of the new side extension.
- Adding French doors/side panels with Juliet balconies to any rear bedrooms means that in summer the French doors can be opened right up, again bringing the outside in and creating a nice balanced look with the windows/doors in the loft conversion. Privacy can be maintained with integral blinds. See images 21-25.
- Loft Conversion:
- This would create an additional Bedroom and En-suite at 2ndfloor level.
- As discussed you have a hipped roof design and we have a method that will get you even more available space in your loft. Current planning relaxations mean that we can get you a full height loft for almost the entire foot print of your current loft floor area. If you have hipped roof you need to take advantage of this now before it expires.
- We recommend forming a gable end in the new extended roof design in case the loft conversion does not fit the budget at this present time.
- Add a box dormer to rear roof pitch which maximizes the available full head height floor space. These box dormers are much better than they used to be and can be finished in various colours of wall tiles, horizontal modern wood effect planks or coloured ‘K’ render. All these solutions are pretty much maintenance free and never need to be painted again. We can even install double French doors, with full height side glass panels and Juliet balconies providing more natural light and ventilation to this room and providing an amazing outlook over your garden. Have a look at images 35 to 43 to get an idea of the different finishes available.
- Install 2 Velux roof windows on front roof pitch bringing in more natural light to this front part of the loft.
- Ideally the staircase to the new loft rooms would go above the existing staircase and we will incorporate with the new staircase/landing designs.
- Ideally we would install a Velux roof window above the loft staircase bringing in natural light and ventilation to this area which can become quite dark due to it being located centrally in your property. (see images 44 to 51).
- Ancillary Work:
- Remove/re-fit new coving/skirting/internal door frames/doors to the existing rooms and re-plaster all walls.
- With a well-designed and properly planned out loft conversion and double storey side extension, plus rear single storey extension including internal conversion work your property would increase in value considerably with you now having four/five generous sized Bedrooms, two En-suites, a new Study, Family Room, plus Master Bathroom also an open plan Kitchen with separate Utility Room which are all currently in high demand in the property market.
- Estimated construction budget £200,000 - £250,000 (Excluding Kitchen/Bathrooms)

This is the most popular form of extension roof construction and are pretty much maintenance free, you can also have a large overhanging section of roof with LED’s. See images 3, 4, and 5.
- First floor side extension:
- Extend over the existing RH garage footprint (if footing depth allows).
- Form one new Bedroom/en-suite to the front elevation with a window to the front in keeping with the existing and a new Bedroom/en-suite to the rear this Bedroom could have inward folding French doors and full height side windows flooding the Bedroom with natural light and creating a nice outlook over your garden.
- Adding a Juliet balcony means that in summer the French doors can be opened right up, again bringing the outside in. Privacy can be maintained with integral blinds. See images 21-25.
- The new roof would mirror the existing but with a gable end to maximize the space of a loft conversion.
- A loft conversion was also discussed:
- This would create an additional Master Bedroom and en-suite, plus Walk-In Wardrobe at second floor level.
- Ideally the staircase to the new loft rooms would go above the existing staircase and Bluelime designer will offer any available options.
- Ideally we would install a Velux roof window above the loft staircase bringing in natural light and ventilation to this area which can become quite dark due to it being located centrally in your property. (see images 44 to 51).
- With a well-designed and properly planned out loft conversion, single storey rear extension and first floor side extension your property would increase in value considerably with you now having two extra generous sized Bedrooms with En-suites plus Master Bedroom/En-suite, also an open plan Kitchen/Diner with separate Utility/Boot Room which are all currently in high demand in the property market.

34 Park Road, Bromley
For our clients at 34 Park Road, we created a modern reading/TV room which provides a nice relaxing area linking the Kitchen with the garden and patio area outside. The unique floating roof design creates a clear unobstructed line of sight from inside to out which required intricate design detailing by our in-house structural engineer. This involved a special braced steel design that removes the need for a corner post and allows the remaining solid structure on either side of the glass to support the load. The Crittall window and door design is a lovely feature that brings a modern approach to the single-story extension. Another unique design feature was the polished concrete floor which provides a clean, smooth yet warm surface finish to the build.

BEXLEY COUNCIL Aga completed a modern design for a double storey extension with architectural feature and balcony to the front elevation for this detached dwelling in Bexley. The old yellow brick was replaced entirely with white render and contrasting brown weather boarding to give a modern and crisp look to the dwelling. The lack of soffits (a horrible feature often found on 1960 properties) was cleverly disguised using a pergola. This also doubles up as a sun shade when using the balcony. The front feature also had the effect of splitting the existing balcony in two so that the Master Bedroom now has its own secluded private area overlooking the front driveway and garden. Inside, a private dining room opens up into a larger open plan Kitchen/Diner with bi-folding doors to rear garden. The existing large double garage was converted into a guest room and office.

What a fantastic design by Bluelime to create an open plan living area through a Single Storey Rear Extension and a master bedroom en-suite in the Loft Conversion. We have designed a single-story rear extension to create a large space to integrate a stylish L-shaped kitchen and dining room, complete with 4 roof lights to bring maximum natural daylight into their home. Designed to a high specification, the new extension allowed our clients to have some internal alterations to their home which create space for a study room, living area as well as a utility area, and storage for the family. The loft conversion gives our client an amazing new master bedroom complete with an en-suite, their new bedroom will have views into the rear garden through the bespoke dormer windows we have designed.

For our clients at 9 Manor Gate, Dartford, we undertook a complete Architectural Design Service comprising of the following Project Brief:
Demolish existing kitchen extension and external utility room wall making room for new single-story extension.
Build a new single-story extension to the rear.
Suggest going into the rear garden with extension 3.8m from existing main house rear wall and going full width of existing kitchen/utility room.
Build a separating parapet wall inside the existing conservatory to allow the support of the existing conservatory roof via a box gutter.
This will provide a fantastic large open plan rectangular space for the Kitchen perfect for incorporating an island unit/breakfast bar.
Add full height doors to rear elevation maximizing natural light in Kitchen bringing the outside in. Give options on the sizes of brick returns on the front elevation and also design a further option with a window over the sink just to make sure we have considered everything. This will also provide a nice outlook over the garden.
Raise Patio Area creating flush floor finish through doors into Kitchen. In summer with doors open, this creates a seamless transition between outside and inside effectively making the Kitchen/Diner feel even larger. Particularly if the new raised external patio area is fitted with an identical tiled floor finish to Kitchen/Diner.
Show designs for newly landscaped patio with retaining walls.
Design a new Utility Room in the rear RH of the new Kitchen and allow for extending into the garage slightly if room size requires.
New flat roof – Can incorporate large over-hanging roof such as image 10 attached. Can also incorporate LED lights. Creates a nice modern contrast to the traditional property, also incorporates a glass lantern maximizing natural light in this area. System flat roofs can create an even more modern roof finish. They are high performing, come with good guarantees, must be installed by approved installers but are more expensive. They create a seamless, slick, smooth modern finish. See images 8 and 10.

At 96 The Drive we designed a single-story extension replacing a single skin brick addition that was in disrepair to the rear of the property. This created a new open plan Kitchen/Diner with an island unit and Utility Room. Similar to 44 Shaw Crescent what was particularly tricky on this project was keeping the extension roof under the window cills to first-floor windows. Trying to do this with a pitched roof design meant a very low roof pitch meaning only certain roof tiles and roof lights can be used which can increase the cost. The difficulty with a pitch roof design is keeping the surface of the roof a minimum of 150mm below the window cills at the first-floor level which is required to stop water penetration into the rooms above the extension. This is a common issue for rear single-story extensions and there are various ways of keeping the roof low whilst creating a sloped tiled finish.

Our Lead Designer Ovi along with our Structural Engineer Alin worked extensively on this project to work out how we could upgrade the internal communal staircase and entrance area. One of the main issues was how steep the stairs seemed for visitors to our clients offices. A complete new staircase had been proposed by a previous provider but that would have been too disruptive for our client with a likely loss of business. So we proposed a refurbishment whilst overlaying new treads and risers incorporating winding sections which had the effect of making the staircase less steep. What started out as simple in theory took quite some time to design properly using our latest 3D software which allowed us to spin the whole staircase configuration around so we could see potential pinch points on every position. It also involved a planning application for the new entrance doors which had to be in keeping with the rest of the street. Not only did we design the project and get all the approvals we also built key elements of the design for our client as they wanted peace of mind from the 'one stop shop' service provided by our highly skilled tradesmen

For our clients at 20 Woolbrook Road, Crayford, we undertook a complete Architectural Design Service creating a modern single storey Kitchen Extension. During the design process we created several different options incorporating flat roof and pitched roof designs. With the clever placement of glass roof lights and bifolding doors, all options maximised the amount of available natural light into the open plan Kitchen/Diner. Our designers were also able to create a nice seamless transition and flow from the outside by incorporating a flush and level patio area with identical floor finishes inside and out. We also converted the garage into store, WC and utility room which created much needed additional space away from the Kitchen area.

Whilst there were various others options available that worked well, budget was key and our challenge was to not go too crazy with the designs thereby keeping the project on budget. The open plan Kitchen/Diner includes a lovely island unit perfect for entertaining guests and family. There is lots of natural light pouring through the bifold doors and roof skylight. The new front entrance and porch creates an amazing first impression and wow factor when entering the property with lots of useful storage space included. Our Lead Designer Aga worked with our client at 4 Duggan Drive to design a bespoke artist's studio space in the existing garage. The design included an airy and spacious rear extension with a fully glazed roof and rear wall looking out into the garden, to create an ambient and light working space. The additional first floor extension, provides further space for the artist to work. Using Revit software, we created 3D visualisations to help us ensure we captured the client's vision. Single Storey Extension
For our clients at 42 Francis Avenue, we designed a modern single-story rear extension, loft conversion, and general internal conversion to a quaint traditional semi-detached bungalow on the outskirts of Bexleyheath. The additional space is used to extend both the living room and the kitchen at the back of the property. The internal reshuffle also allowed for the creation of a utility room and a staircase to the newly converted loft which houses a new bedroom. Additionally, the ground floor toilet was also given a modern makeover to match the newly refurbished ground floor.
Work was initiated on the extension through the removal of a prior extension. The old extension was a dilapidated box extension at the rear of the property, which was deemed too small for the clients. The new extension was attached to the main body of the house via the removal of the rear existing living wall. The newer extension also extended 3m into the garden for additional space. The expanded area was used by the addition of a dining area alongside the kitchen, which provided a communal area whilst cooking and eating. The living room alongside was also extended which was fitted with a set of bi-folding glass doors giving a large view into the garden whilst allowing natural light to enter the house.
The additional space also shifted space towards the rear of the property allowing for the creation of two new spaces in the middle of the property. One is a new utility room connected to the kitchen, used for storage, and can act as a spillover room from the kitchen, where the washing machine, tumble dryer or fridge can be placed. This room is adjacent to the ground floor toilet which was remodeled to match the new modern design that the house was now sporting. The other new space created was utilized to create a staircase to the loft which was also converted.
The loft conversion turned a previously unused space at the top of the property into a new master bedroom fitted with two roof windows allowing for natural light to enter the new room.

Design of a new build 5 Bedroom home for a repeat developer client. The new dwelling involved the complete demolition of the existing bungalow and landscaping to the front and rear. The project actually got approved by the planners fairly quickly due to the fact there were double storey properties either side. We had to soften the overall look on the front elevation by including a hipped roof design instead of gable ends. The project actually started out as a bungalow conversion but the amount of extensions and conversion works involved meant it was easier to change to a new build necessitating a new build planning application. On the ground floor the property comprises a large entrance hall where we created access to a study, utility room, cloakroom and a spacious first reception room and a large open-plan living/kitchen with granite surfaces and bi-folding doors onto a 110 ft garden. On the first floor there are four bedrooms, a master with both an en-suite shower room and dressing room and a family bathroom with double ended bath and shower over. A further second/master bedroom is located on the top floor with two dressing/study areas. Offering a finish of the highest quality and the added benefits of underfloor heating in all the bathrooms and kitchen/living area, integrated TV points in the bedrooms, and ample off street parking

For our clients, at 63 Abbotsbury Close, we designed a single-story extension and internal conversion for a traditional Victorian house in the heart of Chelsea. The planning and designing of this project took several turns before even getting to any designs due to the limitations of the council on the project. This is because the property is firstly a protected property in a conservation area, meaning that any work done on the exterior of the property would have to be minimal. Secondly, any extension would have to respect the neighbor's access to natural light, leading to the same conclusion that the work done would have to be minimal in scope. Therefore, our architects worked on designing a small extension at the rear of the property but focused their attention on an internal conversion that would redistribute the space inside more efficiently.
The final extension was a 3m single-story rear extension connected from the kitchen, with the additional space used to extend the kitchen space and create a new utility room. The house was given a general modern and minimalist remodel, with large redesigns in the kitchen and the utility room. The two bathrooms were given similar modern retouches with the ground floor bathroom having an additional basin added. The rooms upstairs were changed with the intention to maximize natural light intake, therefore the hallway had a roof window installed above and the two bedrooms were given a Juliette balcony.

7 Selbourne Road, Croydon
The original house at 7 Selbourne Road, Croydon had a dated conservatory attached to the rear of the property. Firstly, we persuaded our client to take it down and replace it with a single-story extension. This then allowed us to open up most of the ground floor into a more social, flexible space incorporating all the latest technology in lighting design and kitchen appliances. Secondly, we converted the garage into a habitable space, and finally, we reconfigured the first floor into a home office and more usable bedroom space.
What an absolute pleasure it was to work with these clients. Right from the outset when our client purchased the property he had the exact vision of what he wanted to achieve with his new home. We then worked this up to a final design solution that the planners would be happy with. We were pleasantly surprised at how quickly we got planning approval - it was an all-time record!
Also, another amazing aspect about this project at Selbourne Road Croydon was that our client brought in his own builder to do the work, we were so impressed with the quality of work and after completing our own due diligence we now recommend this particular builder on many of our projects. They have now completed over 10 projects for our clients to date.

Design of a single storey extension creating an amazing open plan Kitchen/Diner with floating corner. Also extension of the existing detached double garage joining it onto the house and creating a Utility Room, Boot Room, Music Studio and additional Storage Room. Forming a new doorway from the new open plan Kitchen/Diner into the Boot Room and a new entrance door from the driveway improved accessibility massively and means Geoff, Deborah and their kids can come into their new home, kick off the muddy boots, hang up the wet jackets without coming right into the neat and tidy part of their home. What was unique on this project was the floating corner with secret sliding doors that neatly slide away behind walls completely out of sight. When the large format glass sliding doors are opened up in the summer you have complete uninterrupted views of the garden and patio area which just looks fantastic. For the music studio we designed some additional sound insulation material with sound absorbing surfaces to prevent reverberation

Our client Norma came to us originally with the view to change their conservatory to a Bedroom with accessible Ensuite. Norma also wanted to create a new internal Porch. When we first viewed the property it was clear there was much more that could be done for their budget. Norma had quite a small Kitchen and there was an odd courtyard area between the conservatory and the Garage which was wasted space. The conservatory was also losing lots of heat in winter and was not a comfortable place to sit in for much of the day. Before we done anything else we sat down with Norma to get a full understanding of all the issues and presented our ideas on how we could make things much better for her and her husband with a reconfigured, extended home. These included creating an open plan Kitchen/Diner with roof lights and bifold doors maximising the natural light in this previously dark area. With opening the whole area up it now become a much more usable social space which has now ended up being used more than their Living Room. With the addition of a new internal porch and glass door to the Kitchen/Diner the clear unobstructed line of sight all the way from the front door through the Kitchen/Diner all the way to the back garden creates the feeling of more space and connects the inside with the outside seemlessly. We also extended and converted the rear of the Garage into a Utility Room meaning the Kitchen/Diner is always free from clutter and mess. The new front porch provides a great warm area to take off shoes and wet coats out of the rain and cold. We also created a new ground floor Bedroom with accessible Ensuite. This was important for Norma in planning ahead as getting up and down stairs was starting to prove more difficult since retirement. What was unique on this project was how we persuaded Norma and her husband to go for an amazing new open plan Kitchen/Diner which she now feels is the best part of the whole project despite it not being her priority at the start. We were able to help Norma visualise how it was going to look and how much more she will enjoy her home once it was completed

For our clients at 12 Wilmot Road, we designed a beautiful and quaint single-story extension and patio at the rear of the property. The extension is utilized to extend the kitchen space and create a new dining area with a view into the garden. Additionally, the garden has had a patio added with steps connecting the property to the garden creating a beautiful transition between inside and outside. To commence work on the extension, the existing conservatory had to be demolished. This allowed for the extension to connect seamlessly into both the kitchen and the lounge that the conservatory was previously attached to. The new extension also has a pitched roof rather than a flat roof that the conservatory had. The pitched roof was more in tune with the rest of the house’s appearance. The ceiling is also fitted with roof lights to allow for natural light to enter the room. The kitchen was extended to an "L" shape, which bled into the dining room/lounge area, which was fitted with bi-folding doors opening into the garden. Additionally, the bathroom was renovated in the process allowing for underfloor heating and a new sleeker look. The original extension was connected to the garden through a series of steps, with the new extension, the clients wanted the creation of a garden patio that served to help transition between inside and outside.

Double Storey Wrap Around Side Extension, Loft Conversion & Porch

- Year
- 2017
- Budget
- £200,000
For our clients at 188 Rochester Drive, Bexley we undertook a complete Architectural Design Services package, to design a wrap-around double-story extension. The property had a garage at the rear of the property that was removed to make space for the extension. Going around the side and 4m into the garden the living space is extended by a significant amount. The rear walls of the kitchen were removed to connect to the extension allowing for a large and ornate open plan kitchen. The additional space also allows for the dining room to be incorporated into the design allowing for a grand kitchen diner, fitted with an island unit and a set of bi-folding doors allowing access into the garden whilst allowing for natural light to enter the kitchen. The remaining space on the ground floor is used to create a utility room, that houses a boiler used for the new underfloor heating, and a new ground floor bathroom. On the second floor, the new space is used to create a study, with a view out the front of the house, and a master bedroom equipped with an en-suite bathroom. Additionally, the property also underwent a loft conversion allowing for another two bedrooms with en-suites, and an extra storage room. The entire property is designed by modernizing the traditional house design, with large glass features that are prominent in the extension and a larger focus on flat spaces rather than traditional pitched roofs.

This amount of area on the ground floor is used to combine the kitchen and dining room together to create a luxurious kitchen diner combo. The space is also used to create a new utility / boot room and a new toilet on the ground floor. Terrace House Single Storey Infill Extension Design in Greenwich

- Year

- £90,000
Design of a single storey infill/wrap around extension to a Victorian end of terrace house in Greenwich. Design included various roof design options such as lean-to glass, flat roof with glass skylights, pitched roof with Velux roof lights. All options involved taking out the side return wall to existing rear annex, infilling the side alley with a single storey extension and a further single storey extension on the rear with wrap around bifold doors. This provided an amazing light and airy modern open plan Kitchen/Diner. Also Ground Floor WC and foldaway Utility. Challenge was to get the maximum allowed under Permitted Development as Greenwich Council can be quite restrictive on this type of design

Single Storey Extension

- Bexley
- Year

- Budget
- £85,000
For our clients at 71 Francis Avenue, we designed and built a modern single-story rear extension to a charming traditional terraced house on the outskirts of Bexleyheath. The additional space is used to extend both the living room and the kitchen at the back of the property.
The planning and design stage was initiated on the extension through talks with the neighbors, as they already had a rear extension, which matched the dimensions that we were planning to create. Therefore it was beneficial to try and negotiate a shared party wall for the extension. After this was agreed, work was initiated through the removal of the garden patio, as it occupied the location where the extension would sit upon.
The extension was built with natural light in mind, as large windows, and bi-folding doors are defining features of the extension, allowing as much natural light to enter the rear of the property. The space opened up allowed for the kitchen to expand further out as well as the expansion of the living room to fill out the remaining space in the extension.
Additionally, the patio was rebuilt on the outside of the extension, and steps leading from the extension to the garden were placed to transition the inside to out.

Design of a double storey house extension and ground floor family room opening onto new garden patio. The single storey family room was designed with a special door system and steel structure creating a floating roof with large skylight that does not require a supporting corner post. This creates unobstructed views of the garden when the doors are open in summer. We also created a utility room, study, open plan Kitchen/Diner with central island unit. The original narrow entrance was opened up into a wide grand entrance hall with double glass doors leading into the new Kitchen/Diner casting lots of natural light from the front to the back. In the living and dining rooms we created illuminated feature bulkeads giving ambient lighting that reflected back onto the ceilings. At first floor level we created a new master bedroom and ensuite and reconfigured the remaining first floor space with dressing rooms and extended landings to make it flow better. The staircase was also relocated.

'With a growing family and the need to modernise our house we wanted advice on a possible Loft and Ground Floor extension. After discussing our requirements with a few different architects we met with Glenn from Blue Lime. Glenn was friendly, helpful and really listened to what we were trying to achieve as a family. Glenn suggested a couple of different ideas and then quickly put together some initial drawings. One of the best things about using Blue Lime are the inclusive packages they offer which are easy to understand and mean that Blue Lime take care of everything, from finalising the drawings, to managing the planning application process and initiating building control. Glenn was always available whenever we had questions and was always happy to meet in person or chat things through over the phone. Once the builders had been appointed Glenn would continue to stay in touch to see how things were developing. Planning building works are stressful at the best of times, but Glenn really helped remove the stress from the process. Whether you just need basic drawings or a full service package I would definitely recommend using Glenn and the Blue Lime team.' - Ben Grover, Dallin Road, Bexleyheath

New Build

The Lead Designer worked with our client Sam Wykes to create a new double storey end of terrace dwelling. The design included an airy and spacious new build with the intention to accommodate a young family. The ground floor includes a spacious open plan Kitchen/Diner to the rear opening out through bi-fold doors onto a narrow but long garden. We also created a new Living Room to the front with traditional bay window matching the adjoining terrace house. A new usable loft area was added creating a new Bedroom and Dressing Room. The new first floor Bedroom comprised of French doors and Juliet balcony overlooking the spacious garden bringing lots of natural light into the Master Bedroom. The large back doors and windows allow lots of natural light which is important in this quite narrow dwelling. The first floor includes two bedrooms and two bathrooms (one of which is an ensuite). Our main challenge with the design was getting all the client required facilities to fit in a very narrow plot which meant we had to spread the rooms long ways over 3 floors

New Build/Bungalow Conversion

This ambitious new build Victorian home was designed by our Architect Dana Schrenck. The scale of the project was certainly large in comparison to the modest bungalow currently in place and when comparing to other properties on the road. All rooms were generous in size with the extensive use of glass on the rear providing amazing views over the mature trees in the rear garden and forest beyond. The design also involved the creation of a detached double garage. The planning strategy went between whether the project would be considered a new build or an extension to the original bungalow with the former being the most likely.

For our clients at 34 Broad Road, we designed a double-story rear extension to a modern house near Swanscombe. The extension features natural light in both floors with a large bi-folding doors on the ground floor allowing the light from outdoors to enter the kitchen. For our clients at 56 St Pauls Road, we designed a modern double-story side extension and loft conversion to a suburban traditional terraced house on the edges of Sidcup and Orpington. The extension allows for a larger open plan kitchen which opens out to a newly upgraded patio area. The new areas are accompanied by natural light via roof windows and bi-folding doors, allowing for a lighter and airier feel. The additional space was also used to create a ground floor utility room and toilet, whilst the loft conversion was used to create a new master bedroom. The extension also has a gable extended pitched roof that maintains the traditional aesthetic of the house.

New Build/Bungalow Conversion Designed By Bluelime
- Planning authority
- Dartford Council
- Year
- 2015
- Budget
- £490,000
This site originally consisted of a raised Bungalow that was in serious need of repair. Our clients Kerri and Jamie wanted to create a new modern style dwelling consisting of a central glass feature. To start off, we made the entrance and glass feature the main focus of our design incorporating a galleried landing around the entrance hall. This creates a feeling of space and openness from the generously sized entrance area all the way to the roof above the first floor. To complement the large open space a chandelier was added.
The main challenge on the site was with the height. The site is located on rising land and the development of a tall building to replace an existing low-level bungalow meant that any nearby dwellings could be adversely affected. To remedy this Bluelime worked alongside the planners to keep the roof as low as possible while maintaining a functional loft area. To achieve this dormer windows were pushed out further and lower into the front roof.
The other main challenge was convincing the planners that technically it was not a new build when actually only a couple of walls of the original bungalow remained.

'We needed an extension to our house which was to double its size. The project needed a great deal of thought and planning to deal with complicated roof changes and drainage issues. Bluelime handled the project from start to end and dealt with all aspects of the process. Glenn was extremely professional, creative but very functional with the design, listened to what we wanted and made suggestions to areas we hadn't thought of. The outcome is much better than we ever imagined. Thank you for all of your hard work.' - Nick Lyons, 35 Hill Crescent, Bexley

- 'We really needed more space for our 2 boys and our existing conservatory area wasn't really working for us. Glenn came to us on recommendation and has been a pleasure to work with. Glenn totally understood what we needed and came up with some really good ideas and various design options. He explained clearly how the whole process worked and really took on total responsibility so we did not need to worry about anything. Now we will have an amazing new house with large open plan Kitchen Diner and Island unit we always dreamed of. Our boys not only have their own En-suites but now have the entire loft area for games and cinema room when their friends come round meaning the rest of the house is free from clutter. If you want to extend your house and actually quite enjoy the process - Glenn is the guy to use. He really cares in getting it absolutely perfect for you and making sure he gets the best he can for the budget you have.' - Paul Nathan, 5 Dukes Orchard, Bexley

'We appointed Bluelime to carryout designs for a side extension to our period property in Richmond. Our house is classified as 'architectural interest' so we knew it was important to get the right designer on board from the outset. Bluelime were fantastic and really easy to get on with. Nothing was a problem despite us changing our minds several times. They even got the builders in to do the work and took care of everything letting us get on with our own busy lives. What a wonderful surprise when we returned from holiday to find our new home finished, cleaned and ready well ahead of the arrival of our baby daughter! I would highly recommend the services of Bluelime especially if quality is important to you and you want your home extension hassle free.'

‘Glenn was great, he really knew how to get the most out of our available space and designed our new house within our garden which included an amazing open plan kitchen diner and three bedrooms. The new owners of the property Glenn designed were so impressed with the designs that they purchased the property from Glenns drawings, the foundations hadn't even been completed at that stage. We would not hesitate in recommending his services’ - Tim King, 128 Old Farm Avenue, Sidcup

Four apartments over a shop, two floors added
At 148 Broadway Bluelime was appointed to design two additional floors creating four one-bed apartments on top of an existing jewellery shop located on Bexleyheath Broadway. Planning permission was achieved for what was a very narrow property presenting design challenges along the way. Our client was so pleased with the service provided they are considering using us to build the project with our unique design and build service.

Six New Apartments
At 380 Croydon Road Bluelime were appointed to design and obtain planning permission for six new apartments as a result of feedback from the pre-application with Bromley Council. Designs included under croft parking with the building structure on stilts. The building has full gables on both sides of the host dwelling and comprised modern balconies to the rear. Sixteen bike storage locations, bin storage and four parking spaces complimented the development which required several specialist reports commissioned by us to support the planning application.

Children's Nursery Extension
Number 9 the Nursery has been specially created with the aim of providing children with the best start in the early years by caring for them in our beautiful and warm setting and valuing the importance of each child as an individual. For 9 The Nursery in Croydon we were appointed to design a large single storey wrap around extension to create additional day rooms and play areas. We also created an external play area on the flat roof over the extension. Existing spaces were also altered to create a staff room and offices. With our design we tried to maintain the existing Victorian style building elements rather than adopt the more modern sketch proposal ideas we had at the start. This design ethos improved the chances of success with the planning department.

Office to residential conversion, two floors added
Alhambra House is a four-storey office block situated on Wellesley Road in Croydon comprising of an out-dated brick and black glass façade. Having recently purchased the property, our client Chaing Investments appointed Bluelime to design an additional two floors on top of the existing four-floor structure. Our design also incorporated a change of use for floors three and four from office to residential apartments. The ground and first floors were converted to offices and retail, with a new dental practice to occupy a proportion of the ground floor. Designs were completed using a combination of 3D models and Virtual Reality allowing us to replace the outdated glass and brick façade with a modern structural glass and balcony design. This completely transformed the appearance of the property bringing it up to date with current design standards and surrounding area. Bluelime handled the entire design process including planning applications and structural feasibility. In addition, various specialist reports such as sunlight, traffic and noise assessments were required to support the various planning applications. For the next phase of the project Bluelime will produce construction and structural designs and calculations in order to obtain Building Control approval and tender returns from contractors.

Two new classrooms and a first-floor office extension
At Bigland Green Primary School, Bluelime were appointed to design two new classrooms and an office extension at first floor level. We obtained Planning Permission and Building Control approval for a new structure which was quite challenging from a structural perspective as the whole scheme was placed on concrete columns. This allowed the under croft area to be used as an extended play area for the pupils to use. We worked very closely with the builder and school management to deliver a completed build project in record time with minimum disruption to normal day to day school operations.

New reception, offices and meeting rooms
Haimo Primary School appointed Bluelime to design and build a new reception area, meeting rooms and offices, as the existing facilities were at maximum capacity. The old caretaker's house had been unoccupied for several years, and in disrepair, so Bluelime designed a scheme that would not only utilise the old disused building but enhance the appeal of the whole school. The new glass panelled façade reception area completely transformed the entrance to the school with a state-of-the-art security system and automatic sliding doors. This allowed parents and visitors to meet with teachers and staff in a pleasant and modern designed space fit for purpose. Not only did Bluelime achieve planning permission for the scheme we were also appointed to build the project, having competitively tendered the project with a select list of our preferred contractors

Part Commercial and Part Residential - Double Storey Extension
Our project at 16 Henry Street was part commercial part residential and created a new flat about an existing single storey commercial unit at ground level. - For our clients at 16 Henry Street, Bromley we undertook a complete Architectural Design Services comprising of the following Project Brief:
- Build new first floor extension to rear.
- Suggest going over existing ground floor extension footprint.
- Form a new bedroom with WC/Shower room with access options from the existing rear bedroom.
- The new Bedroom could have inward folding French doors and full height side windows flooding the room with natural light and creating a nice outlook over your garden.
- Adding a Juliet balcony means that in summer the French doors can be opened right up, again bringing the outside in. Privacy can be maintained with integral blinds. See images 21-25.
- Roof will probably need building into the existing property roof so look at options on sky lights or light tunnels offering light/ventilation to the existing rear bedroom.
- Suggest taking out existing fireplace and chimney in lounge and rear bedroom.
- Extension roof:
- New flat roof – Can incorporate large over-hanging roof incorporating LED lights such as image 10 attached. Creates a nice modern contrast to a traditional property also easy to incorporate glass skylights maximising natural light in this area.
- With a well-designed and properly planned out first floor extension your property would increase in value with you now having a new Master Bedroom with a new WC/Shower Room to the first floor which are currently in high demand in the property market.
- Approximate construction budget £40,000 - £45,000

Classroom converted to a new reception and office
At Middlepark Primary School we converted an existing classroom to new reception area creating a welcoming warm environment for visitors, parents and staff. The reception area was complimented with a warm air lobby and automatic sliding doors. We created a neat and well organised open plan office area behind the modern reception desk complete with bespoke filing systems and modern seating for staff. Data and security systems were installed which allowed secure video access controlled from the reception area meaning pupils remained safe and secure at all times. We also created an elaborate fully DDA compliant ramp system allowing less ambulant visitors and pupils easy access to reception and secondary entrance to the school. At the top of the ramp system we formed an area where parents could wait for their children at home time. Shelter from the elements was provided by an extensive fabric canopy system designed by our structural engineer.

Enclosed all-weather play area
For Redhill Primary School, we created an enclosed play area which was attached to the main building. This involved opening up what was previously an external wall providing direct and easy access to the new play area directly from the classrooms. The brief was to enhance the children's quality time by making stimulative play activities available all year round no matter the weather. To do this, we created a single-storey extension to the existing building along one long wall, which required HVAC systems and a high standard of insulation to compensate for the amount of glass used.
